These Terms of Use (the “Terms”) govern your use of the services provided by Network Property Buyers Limited, a company registered in England and Wales (Company No. 08500669) with its registered office at Scorpio, Linford Wood Business Park, Rockingham Drive, Linford Wood, Milton Keynes, Buckinghamshire, MK14 6LY (“we”, “us”, “our”).

By accessing our website, subscribing to communications, or engaging with any sourcing opportunities (“Services”), you agree to these Terms. If you do not agree, please do not use our Services.

1. Nature of Services

1.1 We operate by securing property purchase opportunities and entering into contracts or agreements with the seller or vendor which we may then assign to third-party investors (“Assignments”).

1.2 Our role is limited to:

- securing contractual rights relating to properties;

- offering those rights to investors for an Assignment Fee;

- providing general information relating to the proposed transaction.

1.3 We are not estate agents and do not act as agents for sellers or investors in the negotiation or completion of property purchases.

1.4 We do not act as financial advisers, brokers, underwriters, or intermediaries.

1.5 We do not source properties on behalf of investors, nor do we act on investor instructions. We secure contractual interest in property opportunities in our own name and subsequently offer those interests for assignment for a fee.

2. No Financial or Investment Advice (FCA Alignment)

2.1 We are not authorised or regulated by the Financial Conduct Authority (FCA).

2.2 Nothing provided by us constitutes:

- financial advice,

- investment advice,

- tax advice,

- legal advice,

- mortgage advice,

- regulated financial promotion.

2.3 Investors must obtain their own advice from regulated professionals where appropriate.

3. Illustrations, Returns & Performance Estimates

3.1 Any information relating to yields, rental income, market value, capital growth, equity, refurbishment uplift or financing potential are illustrative assumptions only and not guaranteed.

3.2 Market conditions, lender criteria, survey outcomes, legal title and other factors may affect results.

3.3 Investors are responsible for performing independent due diligence before committing to any transaction.

4. Investor Responsibility

4.1 Investing in property involves risk. These risks may include (but are not limited to):

- valuation changes,

- financing issues,

- legal defects,

- tenant issues,

- refurbishment overruns,

- void periods,

- market volatility.

4.2 Assignment opportunities do not guarantee completion of the underlying property purchase.

4.3 Investors must ensure they have suitable funds, mortgage capacity (if applicable), legal representation and risk tolerance.

5. Assignment Fees

5.1 Assignment Fees will be communicated clearly before any investor commits.

5.2 Unless expressly stated otherwise in writing, Assignment Fees are non-refundable once the Assignment contract is executed.

5.3 Completion of the resulting property transaction is the responsibility of the investor and the seller, not Network Property Buyers Limited.

6. No Fiduciary Duty or Agency Relationship

6.1 We do not owe investors any fiduciary duties.

6.2 We do not act for investors or sellers as agent, representative or intermediary.

6.3 We are not liable for the acts or omissions of solicitors, lenders, surveyors, brokers, developers or other third parties involved in the transaction.

7. Disclaimer

7.1 The information provided by Network Property Buyers Limited is for general information purposes only and does not constitute financial, investment, legal, or tax advice. Any examples, case studies or scenarios referenced are illustrative only, not guaranteed, and subject to individual circumstances, due diligence, and market conditions.

8. Limitation of Liability

8.1 To the fullest extent permitted by law, we exclude liability for loss of:

- profits,

- revenue,

- opportunity,

- anticipated savings,

- indirect or consequential loss.

8.2 Our total liability shall not exceed the Assignment Fee paid by you to us.

9. Intellectual Property

All content, data, and materials supplied by us remain our intellectual property and may not be reproduced without permission.

10. Termination

We may terminate access to our Services at any time. Rights accrued up to the date of termination shall remain unaffected.

11. Governing Law

These Terms shall be governed by the laws of England and Wales, and the courts of England and Wales shall have exclusive jurisdiction.

12. Statutory Rights

Nothing in these Terms affects your statutory rights.
